These Terms of Service constitute a legally binding agreement between you and Relet Inc. By creating an account, accessing the platform, or using any Relet service, you agree to be bound by these Terms. If you do not agree, do not use the platform.

1.Acceptance of Terms

By registering for an account, clicking "Get Started," or otherwise accessing or using the Relet platform available at relet.ca and relet.app (the "Platform"), you agree to be bound by these Terms of Service ("Terms") and Relet's Privacy Policy, incorporated herein by reference. These Terms apply to all users, including landlords, property managers, and tenants.

If you are using Relet on behalf of a company or other legal entity, you represent that you have the authority to bind that entity to these Terms.

2.About Relet and Description of Services

Relet Inc. ("Relet," "we," "us," "our") is an Ontario-based company that provides a software-as-a-service (SaaS) platform designed for Ontario landlords managing student rental properties. The Platform offers the following features:

  • Tour Scheduling: Tools to share booking links and manage tenant showing requests.
  • Applicant Group Management: Organizing prospective tenant groups tied to specific properties.
  • Lease Generation and E-Signature: Auto-population of Ontario's Standard Form of Lease (Form 2229E) and collection of digital signatures from landlords, tenants, and guarantors.
  • Rent Tracking: Optional Gmail integration to detect Interac e-transfer deposit notification emails and match payments to tenant records.
  • Maintenance Request Tracking: Tenant-initiated issue submission and landlord tracking.
  • Built-In Messaging: Direct SMS/text communication between landlords and tenants via a connected phone number.
  • Automated Reminders: Property-wide notifications for rent due dates, move-in welcomes, garbage day reminders, and similar recurring events (email currently; SMS planned).

3.Eligibility and Account Registration

To use the Platform as a landlord, you must:

  • Be at least 18 years of age;
  • Be a landlord or authorized property manager of a residential rental property located in Ontario, Canada;
  • Provide accurate and complete registration information; and
  • Maintain the confidentiality of your account credentials. You are solely responsible for all activity under your account.

Tenant accounts are created by invitation only, at the direction of a registered landlord. Tenants must agree to these Terms and the Privacy Policy before accessing the Platform.

4.Google Account Integration and Email Access

Relet offers an optional feature that connects to your Google Gmail account to scan for Interac e-transfer deposit notification emails. By enabling this feature, you acknowledge and agree to the following:

  • You authorize Relet to access your Gmail inbox for the limited purpose of identifying, parsing, and matching Interac e-transfer deposit notification messages to tenant payment records.
  • Relet will not read, store, transmit, or use the content of any email messages other than those matching Interac e-transfer notification patterns.
  • You may revoke this access at any time through your Google Account permissions settings at myaccount.google.com/permissions.
  • Relet's use of data received via Google APIs will comply with the Google API Services User Data Policy, including the Limited Use Requirements.

5.Ontario Standard Lease and Electronic Signatures

Relet auto-populates Ontario's Standard Form of Lease (Form 2229E) using information that you, as the landlord, provide. You acknowledge and agree that:

  • You are solely responsible for the accuracy and completeness of all information entered into the lease form.
  • Electronic signatures collected through the Platform are legally valid in Ontario under the Electronic Commerce Act, 2000, S.O. 2000, c. 17, and applicable federal legislation.
  • Relet is not a party to any lease agreement facilitated through the Platform.
  • Signed lease documents generated on the Platform are stored and accessible to the relevant landlord and tenant parties.

6.Messaging and SMS Communications

By connecting a phone number to Relet's built-in messaging feature, you acknowledge and agree to the following:

  • You authorize Relet to send and receive SMS messages on your behalf to the tenants registered in your property.
  • All communications sent through the Platform are sent at your direction and under your control.
  • You are responsible for ensuring all communications comply with Canada's Anti-Spam Legislation (CASL), S.C. 2010, c. 23, and all applicable telecommunications regulations.
  • By adding a tenant's phone number to the Platform, you represent that the tenant has provided express or implied consent to receive messages from you through this channel.
  • Relet provides messaging infrastructure only. Relet is not responsible for the content of messages you send through the Platform.
  • Standard carrier message and data rates may apply to message recipients.
  • Relet reserves the right to suspend messaging functionality if it is used in violation of these Terms or applicable law.

7.Rent Tracking and Financial Data

Relet's rent tracking feature is an organizational and administrative tool only. You acknowledge and agree that:

  • Relet is not a payment processor, money transmitter, financial institution, or trust company. Relet does not move, hold, receive, or process any funds on your behalf.
  • The matching of Interac e-transfer notification emails to tenant payment records is performed by automated systems and may not be 100% accurate in all cases. You remain responsible for independently verifying all payment records.
  • Relet is not liable for any financial discrepancies, missed payments, or disputes arising from inaccurate automated rent matching.
  • Interac e-transfers are processed entirely by your financial institution and Interac Corp., not by Relet.

8.Tenant Data and Privacy (PIPEDA)

In using the Platform, landlords will provide and process personal information about tenants, including names, contact information, and financial data. Both landlords and Relet acknowledge obligations under the Personal Information Protection and Electronic Documents Act (PIPEDA), S.C. 2000, c. 5, and any applicable provincial privacy legislation.

  • Landlords must ensure they have a lawful basis for collecting and sharing tenant personal information with Relet.
  • Landlords must inform their tenants that Relet is being used to process their personal information for property management purposes.
  • Relet will not sell, rent, or disclose tenant personal information to third parties except as described in the Privacy Policy or as required by law.
  • Tenants invited to the Platform must agree to Relet's Privacy Policy before providing personal information.
  • Relet implements reasonable technical and administrative security measures to protect personal data. See our Privacy Policy for full details.

9.Fees, Subscriptions, and Billing

Access to Relet is provided on a subscription basis. Fees are charged per property at rates published on the Platform's pricing page, which may be updated from time to time. You agree that:

  • Subscriptions are billed on a monthly basis. You authorize Relet to charge your payment method on file.
  • You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period.
  • Relet does not provide refunds for partial billing periods.
  • Relet reserves the right to change pricing with reasonable notice. Continued use after a price change constitutes acceptance of the new pricing.

10.Landlord Responsibilities and Compliance

As a landlord using the Platform, you are solely responsible for ensuring your use of Relet and all activities conducted through your account comply with all applicable laws and regulations, including:

  • To impersonate any person or entity or misrepresent your affiliation with any party; or
  • In any way that could damage, overburden, or impair the Platform or its servers.
